Blesso Properties signed a contract to purchase this five-story loft building with the intent of converting it into elegant and hip new condominiums. The building was constructed in the industrial Greek-Revival Style and, as did many buildings in nineteenth-century lower Manhattan, originally housed a collection of small furniture manufacturers. All the necessary design work was completed to transform this vacant warehouse with a first-floor restaurant into a LEED-certified, 16-unit residential building that would have a green roof and many other sustainable features. The design intent was for an exceptional modernist character that maintained the warm personality of the existing building and of the neighborhood. Through the use of natural finishes and local artisan materials, the team of architects planned to meticulously renovate the interior spaces into prime luxury residences. However, this project was never built because Blesso accepted another developer’s unsolicited offer to purchase the contract.
