Blesso Properties combined a love of urban living with a commitment to green design in this gut renovation of a penthouse loft apartment and roof deck. The 3,100 square foot residence and 2,200 square foot roof garden showcase Blesso Property’s attention to detail and dedication to using sustainable materials. The project served as a testing ground for green features and collaborative design with local artisans for use with future projects. The finished space evokes feelings of zen with its minimalist contemporary design, yet the beautiful light, elegant material choices and vibrant interior garden immediately feel inviting and warm to guests.

The new concept eliminated a labyrinth of dark existing rooms to create a light-filled open plan, and transformed the previously underutilized rooftop into a lush garden terrace offering an unexpected amenity in the heart of New York City. The indoor spaces orbit around an interior planting bed and a dramatic green wall. The outdoor living areas meander through the roof garden with panoramic views of Manhattan and Brooklyn. The juxtaposition of indoor and outdoor spaces and natural and urban systems provide a sense of retreat without rejecting what is “natural” to New York City. Environmental impact was weighed heavily throughout the design and sustainable components include FSC-certified wood, recycled denim sound insulation, a green roof with a greywater irrigation system, kitchen countertops made from recycled aggregate and paper pulp, dual-flush toilets, non-VOC paints and 5-star energy rated appliances.
Blesso Properties designed the interiors in-house and the finished product won an AIA Design award for the execution of the penthouse apartments. The units sold immediately and broke the highest ever recorded price per square foot for a fifth story walk-up in New York City history.
